About

Welcome to the KZ Ranch Mountain Community and HOA website.

We believe that no one moves to our mountain community to be subject to a Denver style HOA with mandatory bluegrass lawns and architectural committees. The KZ Ranch Mountain Community HOA is a completely voluntary organization that neither has nor intends to have any protective covenants. However, we believe that we have common interests and concerns and that by working together we can better promote the value of our community and collectively present a more effective voice to federal, state, and county government.

The purpose and mission of the KZ Ranch Mountain Community HOA includes the following:

  • Serve as a united voice of the KZ Ranch Mountain Community to County, State& Federal Agencies and other organizations whose actions/activities may affect the KZ Ranch Mountain Community.
  • Develop strategies and carry concerns of the KZHOA Membership to the Park County Board of County Commissioners (BOCC), various department head and elected officials of Park County, and to State & Federal Agencies and other organizations.
  • Work with the officials of Park County to enforce serious violations of relevant Park County ordinances and Land Use Regulations (LUR's).
  • Promote and enhance the value and quality of life in the KZ Ranch Mountain Community.
  • Adopt and promote Firewise strategies in recognition of living with the potential threat of wildland fires.
  • Manage and maintain the Community Park located at 98 Snow Water Road.
  • Promote local business, especially neighborhood based businesses.
  • Provide email alerts of immediate concern and benefit to residents that voluntarily provide their email addresses.
  • Provide a forum for educational speakers and social activities with the intention of promoting a stronger sense of community.
  • Provide a forum and process wherein KZHOA Members can express their concerns about our community and our local government.
The KZ Ranch Mountain Community includes the KZ Ranch Estates subdivision and all other properties defined by an area of common interest bounded by Rock Rd. to the East, the Pike National Forest to the South, CR 43 to the North [excluding the KZ Ranch pond/pasture land], and the Pike National Forest and Saddlestring Rd. to the West. Inclusion within these boundaries in no way obligates any home or land owner to join the HOA. Participation is completely voluntary and membership (via payment of dues) does not obligate the home or land owner is any way.
